Privacy policy
Last updated 14 October 2026
This policy explains how Pouncer, a service of Chokmah Technologies Pvt Ltd, collects, uses, shares and protects personal data: the data of the brokers and builders who use Pouncer, and the data of the property buyers Pouncer contacts on their behalf. It is published under the Digital Personal Data Protection Act, 2023 (DPDP Act) and the Information Technology Act, 2000 (IT Act) and the rules made under them.
Who we are
Pouncer (pouncer.in) is a managed lead-response service operated by Chokmah Technologies Pvt Ltd, Bengaluru, Karnataka, India ("we", "us"). In this policy, "broker" means the broker, builder or business that uses Pouncer, and "buyer" means a person who enquired about a property with that broker.
Our roles under the DPDP Act
- Buyers' data: the broker decides why and how it is used and is the Data Fiduciary. We process it only on the broker's behalf and on the broker's instructions, as a Data Processor under a contract with the broker.
- Brokers' own data: we are the Data Fiduciary for the data of the brokers and their staff who sign up for and use Pouncer.
Buyers who want to exercise their rights can contact the broker they enquired with, or contact us and we will pass the request to that broker and help them respond.
Data we collect
About buyers, received from the broker's lead sources (property portals, ads, the broker's website and missed calls) and from the conversation itself:
- Name and phone number
- Enquiry details, such as the property, location, lead source and enquiry time
- Answers given during the conversation, such as budget, preferred location, BHK and timeline
- Site-visit date and time
- WhatsApp messages, call recordings and call transcripts
- Opt-out and hand-over requests
About brokers and their staff:
- Name, phone number and WhatsApp number
- Business name and billing details
- Lead-source and calendar settings, used to receive leads and book site visits
- Messages exchanged with us about the service
Why we use it
We use buyers' data only to respond to their enquiry for the broker: to send a WhatsApp reply, call back, ask qualifying questions, book or move a site visit, hand the buyer to the broker on request, and send the broker a summary. We also use it to keep a record of the conversation for the broker and to honour opt-outs.
We use brokers' data to set up, provide, support and bill Pouncer, to keep the service secure, and to meet our legal obligations. We do not sell personal data, and we do not use buyers' data for our own marketing or to contact buyers for anyone other than the broker they enquired with.
Consent and notice
A buyer's enquiry with a broker is the starting point for every conversation. The broker is responsible for collecting buyers' data lawfully and for giving buyers any notice and obtaining any consent the DPDP Act requires. Pouncer contacts a buyer only about the enquiry they made, and calls only between 8am to 9pm.
AI assistant disclosure
Pouncer uses an AI assistant. At the start of every WhatsApp conversation and every call, the buyer is told that they are speaking with an automated assistant contacting them on behalf of the broker. A buyer who asks to speak to a person is handed to the broker on WhatsApp straight away, with the conversation so far.
Call recording
Calls are recorded and transcribed so that the broker can check what was said and so that we can maintain quality. The buyer is told at the start of each call that it is recorded. A buyer who does not want the call recorded can say so, or end the call and ask to be contacted only on WhatsApp, and we will respect that.
How we protect it
We apply reasonable security practices and procedures, as required by section 43A of the IT Act and the DPDP Act, including encryption of data in transit and access limited to the people who need it. If a personal data breach occurs, we inform the affected broker without delay and help them notify the Data Protection Board of India and the people affected, as the law requires.
How long we keep it
- Buyers' data, including recordings and transcripts, is deleted within 30 days after the broker stops using Pouncer, or earlier if the broker asks us to delete it.
- Brokers' data is kept while the broker uses the service, and afterwards only as long as needed to meet tax, accounting and other legal obligations.
Your rights and how to opt out
Under the DPDP Act you have the right to get information about the personal data processed about you, to correct, complete, update or erase it, to withdraw consent, to have a grievance addressed, and to nominate another person to exercise these rights if you die or become unable to do so.
Buyer opt-out: a buyer can stop all contact at any time by replying or saying “stop” in the WhatsApp chat or on the call, or by telling the broker or us. A buyer who opts out is not contacted again by Pouncer for that broker.
